Expert predictions show the 2026 market will mirror this year’s stability, with only modest price movement expected.

Are you trying to decide whether to sell your home now or wait until next year? A lot of sellers have been asking us that same question. With some people saying the sky is falling and others saying the market is fine, it can feel confusing.

That’s why we want to walk through exactly what we have been seeing this year and what that might mean as we head into 2026.

What 2025 looked like. This year has been pretty flat. Prices have stayed about the same as last year. We have not seen major price increases or any collapse. Homes are still selling, but they’re taking longer than the previous year.

What 2026 forecasts are predicting. Zillow is predicting a slightly above-zero percent increase in values for next year. There are many factors involved, so it is hard to say exactly where things will land, but the expectation is that next year will look similar to this year.

How interest rates are shaping the market. Interest rates have had a strong impact on buyer activity. When rates dropped from the sevens into the low to mid sixes this past August, we saw a noticeable uptick. That showed how rate-dependent the market is right now.

Affordability plays a big role. Prices are high, and rates in the sixes make it tougher for buyers. We do feel that if rates move into the fives, we will see a more significant increase in activity. Why inventory remains low. A big part of why inventory is still low is that sellers are holding onto their low interest rates. It’s tough to go from 3% to 6%, especially when the home you would buy is worth more now and costs more. That affordability issue affects both buyers and homeowners considering selling.

Is it still a good time to buy and sell? Even with the uncertainty, we believe it’s always a great time to buy if you know you will be in the home for at least ten years. If your family needs to move, whether you’re relocating, upsizing, or downsizing, we don’t think it’s a bad time to buy and sell. Homes will still move next year just as well as they did this past year, especially with all the marketing we do.
