It’s the Special Season To Buy and Sell in Southeast Florida

We’re in the prime buying and selling season for Southeast Florida.

 

Did you know that January through April tends to be the busiest time of the year for Southeast Florida real estate?

 

There are a few reasons why this time of year becomes the busiest time for real estate in Southeast Florida. One, in particular, is the Northeastern U.S. starts having these bad storms, which drives a lot of people down this way to purchase. They may decide to do it this time of year because they get fed up with all the bad weather and storms this time of year.

 

The second reason we see our market pick up this time of year is that the main polo season happens from January through April, and equestrian sports pick up as well. We tend to see a lot more people buying at that time for those purposes.

On the reverse side, we see many more people waiting until the new year to list their homes. We typically see a lot more inventory and many more options for buyers this time of year because everybody's putting everything on hold until after the holidays. The holidays end, and we start seeing a lot more sellers put their homes on the market.

 

So there's more inventory, and there are more buyers. We typically get a lot more phone calls, especially with all the marketing we do in the Northeast. We're getting a lot of buyer calls on our properties this time of year.

In the past 18 years or so of me working in this industry, I’ve found that some sellers just want to put a sign in the yard and be done, and some are worried about selling being an insurmountable task, but I believe the correct mindset is somewhere in between. To help you know what to focus on, here’s a list of three easy things to work on when preparing your home for sale:

 

1. Do the three d’s. They are: declutter, depersonalize, and deep clean. These will typically get you the best return on your investment. Also included in those is staging, which is a lot simpler than many people think. Use what you have to make sure the house looks ready.

 

2. Hire a professional photographer. It’s crucial that you don’t underestimate this. Just taking quick photos with your phone will not properly showcase your home. The photos and videos are what will draw potential buyers in, so the content needs to be high quality. Plus, a professional photographer will get the intricate details that buyers want to see and truly capture the lifestyle of your property. With every house, our photographer also does videos and 360 pictures to prepare for virtual showings.

3. Consider the emotions. You want to appeal to the emotions of potential buyers by making the home feel cozy and welcoming. How to calculate the amount of money you’ll keep after your home sale.

 

The market has been changing lately, and many people have been wondering if it’s a good time to sell their homes. Start by using a home value estimate calculator. You can access mine here. This is a free tool that shows you an estimate of how much your home is worth. This is not a guarantee, so know that numbers will fluctuate. However, this will at least help you get a good ballpark figure to start with. 


After that, figuring out how much of the money from your home sale that you’ll get to keep is about more than just subtracting your remaining mortgage loan balance from the sales price. Many homeowners have unrealistic expectations because they don’t know how to calculate their net proceeds. That is the amount of money you receive from selling a home but after the expenses. It’s crucial to factor in the expenses of a home sale.
