Our market saw slower sales, longer days on market, and rising prices.
The South Florida real estate market had its ups and downs in Q4 2025. Sales slowed, homes sat on the market longer, and inventory grew. However, prices still climbed, and some areas performed better than others. While overall closed sales and pending deals dropped, team sales bucked the trend with a strong increase. Here's everything you need to know about the market's performance last year as we look forward to 2026:
Overall MLS sales. In the fourth quarter of 2025, South Florida experienced a 7.9% drop in overall closed sales. However, our Tricoli team saw a 21.4% increase in sales, outperforming the market by nearly 30%.

Pending sales and market slowdown. Pending sales dropped 26.4%, with November and December being particularly slow. Our team’s pending sales were down 6.2%, but still outperforming the market by 20%.
Days on the market and price trends. Homes are taking longer to sell, with the average days on the market up 70% to 53 days compared to last year. The median sales price increased by 4% to $466,000, indicating that well-maintained homes are selling better than outdated ones.
Inventory levels and buyer’s market. Active listings were up by 39%, at 43,821, with new listings increasing by 2.25%. The months of inventory for single-family homes was around five months, pointing to a more balanced market. Condos and townhomes had 10 months of inventory, clearly leaning toward a buyer’s market for those properties.
In January, we saw a significant number of new listings, though buyer activity was slower due to weather delays. As we move into late January and early February, more buyers are beginning to come in, especially from the Northeast. “How is the housing market right now?” I’ve been getting this question a lot recently, and I understand why. This is the time of year when people plan their moves for 2025, but it’s difficult to know what you should do without understanding where the market is at. The truth is that our market can be summed up in one word: Normalization. While the red-hot market of the pandemic is far behind us, the market isn’t heading for a crash anytime soon. Instead, things are balancing out. Here are three things you need to know about our normalizing housing market:
1. Competition is increasing. There are more homes for sale in the U.S. than there have been since before the pandemic. For buyers, this means more options For buyers, this means more options. If you’ve been frustrated by the lack of options, now might be the time to reenter the market. Meanwhile, sellers need to reset expectations about how long it will take to sell. You can still get a great deal in this market, but your home probably won’t fly off the market like it would have a few years ago.

Having the right price can make or break your home sale, especially in today’s constantly changing market. Things are starting to shift away from the white-hot seller’s market, so it is getting increasingly important that you are competitive. That’s why I’m here today with some advice on how to price correctly and what common mistakes to avoid.
First, it’s crucial to not get caught up in sentimental value. You may think your home is worth the moon because of the wonderful memories you’ve made in it, which is completely understandable, but now it is time for a new family to get the chance to make memories there, so present a price that makes that possible.

Also, remember that not all of your fix-up projects will get a dollar-for-dollar return. Spending $3,000 on flooring does not mean you’ll necessarily get $3,000 more. Prices fluctuate, so be willing to be flexible.

This strategy may have worked before when we were in a strong seller’s market, however, things have changed. If you do this now, it might only just cost you a lot in the long run.
Having too high of a price will scare buyers away, then you won’t be able to drum up enough interest. Your home will sit for months on the market, and you’ll have to lower your price. Buyers will notice this and worry that something is wrong with your house.
Plus, you might end up chasing the market. Let’s say you insist on listing your home for $300,000 even though homes similar to yours are only selling for $270,000. When your home doesn’t sell for a few months, you lower it to that $270,000, but by then the market has already changed again, and you will always be a few months behind the market.
The key to pricing correctly is to look for comparable sales, and this is something I would love to help you do.
