Sellers often ask, “Are buyers the ones in control now?” The answer isn’t black and white. While homes may sit longer on the market than they used to, well-priced and well-presented properties are still closing at top dollar.
The market isn’t the same as it was during COVID, when nearly every listing drew multiple offers. But that doesn’t mean sellers are at a disadvantage. August was actually the second-best month in the past three years, with 56 homes going under contract, a clear sign that opportunities remain for those who approach the process the right way. Getting the right results comes down to three important strategies:
1. Price it right. Set your home too high, and buyers will walk away in favor of the competition. Price it too low, and you risk leaving money behind. The sweet spot is where buyers feel they’re getting value while you still protect your bottom line. Finding that balance is one of the most important parts of the process.

2. Focus on presentation. Buyers notice the details, whether it’s fresh paint, a repaired roof, or minor touch-ups that make the home feel cared for. A property that shows well stands out, reduces the chance of buyers asking for credits, and often sells closer to full price.
3. Stay flexible for better deals. Sellers willing to work with buyers on closing dates, minor repairs, or credits often come out ahead. In one recent negotiation, an offer came in $100,000 below the asking price. With the right approach, we brought it up to full price, only adding a small credit toward closing costs. That kind of outcome comes from strong negotiation paired with a seller’s willingness to meet buyers halfway.
Buyers ultimately want to feel like they’re getting a good deal. Sometimes that means a $10,000 concession instead of a $100,000 price cut. With homes spending more time on the market, the leverage has shifted slightly toward buyers, but sellers who price correctly, present well, and stay flexible can still achieve excellent results.
