The market softened in the third quarter of 2025, but homes are still selling in key price ranges. See how this affects your selling plans.
Southeast Florida’s third-quarter numbers are out, and we have the inside scoop on navigating this softer market. While the overall market shows signs of slowing, the right strategy can still help sellers achieve strong results.
Here’s a closer look at what the numbers reveal:
Market activity and inventory. Closed units across single-family homes, condos, and townhomes are down about 2.86%. Single-family homes remain fairly steady, while condos and townhomes are slowing more and staying on the market longer.
Inventory continues to build: single-family homes now have a 5.6-month supply, condos nearly a 12-month supply, and the overall market sits at 8.6 months, up 25% from last year’s third quarter.
Prices and pending sales. Median sales prices for condos and townhomes are down roughly 5%, while single-family home prices are holding steady. Pending sales are up about 1%, aided by a brief August dip in interest rates from the sevens to the mid-sixes. Across all property types, the median sales price is around $480,000.
"Rising inventory is changing buyer and seller decisions."
The Tricoli Team’s Performance. While the broader market slowed, our team moved ahead: closed units increased 29%, and pending units rose 8.25% compared to last year. From July through September, we helped 105 buyers and sellers go under contract.
Why it matters for sellers. Homes are taking longer to sell, and pricing from three years ago is no longer realistic. Correct pricing, strong marketing, and skilled negotiation are essential.
The Tricoli Team invests $85,000 a month in marketing to get listings in front of more buyers, helping sellers succeed even in a softer market.
